Drywall dust is a different material
Ordinary household dust is mostly fabric fibres and skin, and the particles are comparatively large and heavy. They settle, they stay settled, and a cloth picks them up.
Drywall dust is gypsum, ground far finer by sanding. The particles are small enough and light enough to stay airborne for hours after being disturbed, and they carry a slight static charge that makes them cling to vertical surfaces and to anything plastic. That combination is why it behaves so differently from the dust you are used to.
It is also why the dust "comes back". It did not come back. It was lifted into the air by the cleaning, floated around while you were pleased with yourself, and settled again overnight — often somewhere you had already cleaned.
The three mistakes that make it worse
- A household vacuum without a sealed HEPA systemThis is the big one. A standard vacuum captures the visible debris and passes the fine particles straight through the filter and out of the exhaust — at speed, in a jet, aimed across the room. You are not vacuuming; you are operating a leaf blower with extra steps. Worse, gypsum dust clogs and can destroy a domestic vacuum motor.
- Dry dustingA dry cloth or a feather duster on drywall dust lifts most of it into the air and moves the rest along the surface. Every wipe becomes a small dust event that resettles over the next few hours.
- Cleaning in the wrong orderCleaning the floor and then dusting the tops of doors means doing the floor again. In a dusty environment gravity decides the running order, and there is no shortcut around it.
What actually works
- Ventilate, and control the airflow. Open windows, and if possible put a fan in one window blowing outwards so air is being pulled out of the room rather than stirred around inside it.
- Remove debris and protective film first. Offcuts, packaging, tape, the film on windows and appliances. Film left in sunlight gets much harder to remove later.
- Work top down, every time. Ceilings and light fixtures, then the tops of doors and frames, then walls, then windows and sills, then furniture and fixtures, then floors. No exceptions — every exception costs a repeat pass.
- Vacuum with a sealed HEPA machine before anything wet. Wetting fine dust before removing the bulk of it makes a paste that then has to be scrubbed off. Vacuum every surface, including walls, using a brush attachment.
- Then damp-wipe, with clean water, changed often. Microfibre and a bucket that gets emptied the moment it goes cloudy. A dirty bucket redistributes the dust in a thin film that dries visible and streaky.
- Do the whole thing again a few days later. The dust that was airborne during the first clean settles over the following forty-eight hours. One clean is never enough after real construction work and anybody who tells you otherwise has not done it.
Change the HVAC filter afterward, and ideally before too. A furnace running through a renovation pulls gypsum dust into the ductwork and then distributes it around the house for weeks. It is the most commonly missed step and the most common reason a house stays dusty long after the work is done.
The places dust hides
- Inside cabinets and drawers, even ones that were closed. Fine dust gets past a closed door.
- Window tracks and the rebate under the sash, where it packs down into a gray crust.
- Light fittings, and the tops of ceiling fan blades.
- Inside the HVAC returns and the vents themselves.
- Radiator fins and behind them.
- The tops of doors, and the top edge of every door frame.
- Inside new appliances — dishwashers and ovens installed mid-renovation have usually had their doors open at some point.
- Grout lines in new tile, where dust settles into the texture and needs a brush rather than a cloth.
What builders mean by "we clean up after ourselves"
Usually, and quite reasonably, they mean debris removal: taking away offcuts, packaging and trash, and sweeping the floor. That is a builder's clean, it is a legitimate thing to offer, and it is not the same as a post-construction clean.
A post-construction clean is the one that makes a space habitable — every surface, in order, twice, with equipment that captures fine particles instead of redistributing them. If you are agreeing a contract, it is worth asking which of the two is included, in those words, before the work starts rather than after.
